Smart Thinkers Water Map

Discover the peace of mind that comes from understanding how your home’s plumbing really works.
Whether you are buying a new home or want to identify problems in your existing home, we are here to help. We understand that plumbing can seem complicated and that many homeowners take an “out of sight, out of mind” approach to their plumbing. But we also know that serious problems are often lurking and that they can be fixed at a fraction of the cost if you uncover them early.
Not only are you protecting your home (and sometimes your neighbour’s home too) from leaks and water damage, you are also creating a home that runs efficiently, saves water and has a lower carbon footprint. We think that is well worth the investment.
What’s covered?
We offer a comprehensive survey that checks all parts of your home and external property that are affected by water. We take photos and video to give you the clearest picture of what is going on and for your easy reference. Our check includes the following, but we will tailor the survey to the needs of your home.
Roadside mains water supply
We will report on the condition, accessibility, and functionality of your mains water supply with special emphasis on whether the fitting is at risk of failing in an emergency.
Room checks
We check all rooms where there may be a plumbing fitting including the cloakroom, kitchen, bathroom, utility room or en-suite. We will check for the following:
Condition of all taps/toilet isolator valves
Condition of all pipework and compression fittings
Water supply to all appliances
Sink traps and waste
All showers, toilets and sinks for leaks
All tiles and walls for signs of leaking or water damage, damaged grout or floor tile movement.
Radiators
We will check the condition of all radiator valves and look for possible leaks from lock shield or TRV valves. We also do a general overview of the condition of your radiators and their efficiency including an air lock/sludge check.
Internal mains stop-cock
Check for ageing or leaking gland and how well it performs when turned on and off.
Water cylinders
Depending on the type of system you have, we will do a full inspection of gate valves or compression fittings or any signs of damage to the pipework. We will look for internal corrosion and perform a speed check on your circulating pump. If yours is a pressurised system, we will also conduct a tundra dish inspection.
Loft
We will conduct a full inspection of your copper and plastic piping, central heating header tanks, mains water tank and overflow pipe. We will advise on pipe insulation and pipes at risk of freezing or those that are already failing. All tank supports will be checked for water damage.
The Report
Your report can be used to assess your new home and predict work that you may need to have done and for existing homeowners this report provides the key to prevention of problems down the line. With water causing huge amounts of damage in a short period of time, knowing any problems in advance can be a huge money-saver for you and your insurer!
We record our report as we inspect your home and then add relevant photos and video to show areas of concern – especially where the work is urgent. In some cases, we may not have full access for photos, but our report will highlight this.
We use a red, amber or green colour flagging code to prioritise any remedial work recommended.
Prices
Plumbing issues in your home can range from a simple leaking tap to burst pipes. The former may be an easy fix, while the latter can cause thousands of pounds worth of damage and lead to you having to leave your home for several weeks. Not only is there huge financial cost to water ingress, but there is also a large environmental cost too, with thousands of litres of water being lost – often without you even knowing.
We know it is hard to place a price on these factors, however we are sure that our packages are right for you. Our prices start at £495 for a 2- or 3-bedroom property, however we can give you a tailored quote for any sized property. Just request a quote below.
